02 March 2019 - The most expensive villa in Montenegro was sold in Tivat Municipality for 10 million EUR, stated Niko Laković, executive director of Nekretnina.me, a website offering superb luxury properties throughout Montenegro.

According to Laković, certain villas and apartments in Montenegro have been sold at even higher prices than in some other, more developed tourist destinations.

“Over the past few years, the real estate market in Montenegro saw an upward trend and the opportunities have been pretty favorable. The luxury real estate market functions mainly thanks to Porto Montenegro and Luštica Bay, where most of the high-end apartments were sold at higher prices than in some more developed tourist destinations,” said Laković.

The average price of villas per square meter in a high-end Montenegrin village ranges from 6,000 EUR to 7,000 EUR, said Laković, adding that some coastal villas are being offered from 5,000 EUR/sqm to even 10,000 EUR/sqm (palaces in Dobrota, Ljuta and Perast).

So far, affluent real estate buyers from Serbia showed the most interest in Montenegrin luxury properties followed by the Turks, Russians, and Brits.

Luštica Development Company, responsible for developing and building Luštica Bay, stated that last year was pretty much successful when it comes to selling homes and apartments which brought to somewhat higher prices of the remaining real estate in this newly built luxury complex. According to this company, the most expensive villa in Luštica Bay was sold for 2.43 million EUR and right now, there’s another 3-room townhouse available for purchase if anyone’s willing to give 1.03 EUR million for it. As for the apartments in this village, the most expensive one is situated in the residency ‘Kamelija’ and can be purchased for 1.58 million EUR.

28 February 2019 - The German Airline Lufthansa has confirmed that starting from April, the company will launch a seasonal flight from Tivat to Munich and Frankfurt in Germany as part of the expansion of the network in the Balkans Peninsula.

Lufthansa will enter the Montenegrin market next year by launching flights from Munich and Frankfurt to Tivat. Services from both German cities will be maintained once per week. The Munich-Tivat service will start April 13, while the Frankfurt-Tivat service will be launched three days later, April 16. The services will be maintained with the airline’s 136-seat Airbus A319 aircraft.

The Director of Lufthansa Group in Serbia, Croatia, Bosnia & Herzegovina, Montenegro and Slovenia, Bernhard Wodl, stated that Lufthansa decided to launch connections between Tivat and both its hubs in Germany, as the Montenegrin market has a lot of potentials. From Montenegro, passengers will be able to use Lufthansa’s large global network of hundreds of destinations and thousands of connections.

During the negotiations with the German airline, Danilo Orlandić, Head of the Airports of Montenegro, gave a statement on the importance of the connection with the German market and the cooperation with Lufthansa. "Lufthansa, as one of the most important carriers in Europe and the world, should be our partner. The German market is extremely important for our tourism industry. Furthermore, German airports have excellent worldwide connectivity, so the launch of new routes to this market is vital for the public, "said Orlandić.

Other Lufthansa Group-member airlines serving Montenegro include Austrian Airlines from Vienna to Podgorica, Brussels Airlines to Tivat, as well as Eurowings from Dusseldorf to Tivat. Other airlines which have already confirmed new flights to the Montenegrin market next year include Laudamotion from Stuttgart to Podgorica and Enter Air from Poznan to Tivat.

23 February 2019 - Hotel Mimoza, the oldest Tivat hotel built in 1958, was demolished in 2016, and a new hotel with apartments for sale on the market will be built at the same location.

The previous Hotel Mimoza had a restaurant with 200 seats, a cocktail bar, a snack bar, a 100-seater meeting room and a fun games room with a billiard room and an attractive terrace in the park. The hotel's capacity was 144 beds in 72 rooms.

The new owner of the hotel is the company "Mimoza Group" LLC from Tivat. They paid the former owner, the HTT "Mimoza", majority owned by Đorđije Nicović, about 6,5 million EUR.

"Hotel Mimoza Hotel & Residence will have 66 units, out of which 48 standard rooms, six studios, as well as 12 one-bedroom and two-bedroom apartments," the new hotel owners specified in the recent statement. 18 February 2019 - The biggest carnival manifestation in the Tivat Riviera, the traditional Lastva Carnival, will be held on Sunday, February 24 at 2 pm, according to the organisers of the event, NGO Harlekin from Donja Lastva. The organisation of the event was carried out with the support of the Municipality of Tivat, Tourist Organisation Tivat and numerous sponsors.

This year, the gathering of masks, their registration and the formation of the carnival column will begin at 1 pm in front of the post office in Donja Lastva.

Traditionally, a joyous parade of masks with a puppet carnival will start this year under the old fig tree in the settlement VII quarter, accompanied by the City music Tivat and majorettes. The carnival will be brought through the entire Donja Lastva to the waterfront where it will be tried for all the bad deeds and problems of the citizens in the past year.

The burning of the carnival will take place in front of the church of St. Rok, and after that, the big masquerade will continue at the Hotel Kamelija. For this occasion, organizers announce special surprises and rich awards to the best group and individual masks.

Serbia and Montenegro (SMATSA) and European Satellite Service Providers (ESSP) have signed two EGNOS work contracts, which is the first step in applying access procedures based on EGNOS service at airports in Serbia and Montenegro.

EGNOS is a European satellite system whose primary purpose is to improve the performance of global satellite navigation systems such as GPS and Galileo in the future. This is of crucial importance for the application of modern ways of aircraft navigation in the instrumental approach to landing, using the so-called PBN methods, for which the experts opted as the most visible and fastest way to launch a night start at Tivat Airport.

"Signing these agreements confirmed the compliance of SMATSA with the requirements of the European Initiative for the Unique Sky and the solution to the fulfillment of the strategic goals for the development of the future European air transport system," said SMATSA, which provides navigation and sightseeing services over Serbia and Montenegro.

The famous low-cost airline Norwegian Air Shuttle, in the upcoming summer IATA season, added another line from Scandinavia to Montenegro. This is the new Helsinki-Tivat line on which Norwegian will fly once a week, every Tuesday starting from April 16th. From the capital of Finland to Tivat, Norwegian will fly with a Boeing B 737-800 aircraft. In addition to this, during the upcoming summer season for Tivat, Norwegian will fly from Oslo, as well, because the seasonal line for the capital of Norway from our coastal airport has operated for a couple of years.

The biggest air carrier in Europe - German national airline Lufthansa will fly to Tivat Airport from April 13th. They will fly twice a week from Germany to Tivat, on Saturdays from Munich, and on Sundays from Frankfurt. Lufthansa put tickets on sale for its new lines from Germany to Montenegro, where aircraft type Air-type A-319 will operate. The arrival of Lufthansa to Montenegro, which is one of the strongest so-called legacy carriers in the world is of paramount importance for the Airports of Montenegro (ACG) and our tourism industry in general.

ACG firstly succeeded in bringing a member of the Lufthansa group to Tivat airport last summer, the Belgian national company Brussels Airlines, and now the prestigious German airline.

Currently, on the territory of the Municipality of Tivat, there are ongoing works on infrastructure and public buildings with a total value of 4.37 million euros.

There is an ongoing adaptation of the building Buca-Lukovic, which is used by the PU Museum and Gallery Tivat worth 176,000 euros. A reconstruction of the Cultural Center facility is being carried out, for which EUR 365,000 was allocated. The construction of the second phase of the MR1 road, which is an investment of 2.98 million, as well as the first phase of the seafront promenade Lungo mare Krasici, worth 747.000 euros, continued on Luštica peninsula. The completion of the first phase of the renovation of the Arsenal auxiliary sports field is ongoing, for which 54,000 euro is committed, which is as much as for the continuation of works on the sewerage in Donja Lastva.

“The municipality has announced a tender worth 665,000 euros, out of which 390,000 is set for the first phase of construction of a facility for children with disabilities in Seljanovo, and 200,000 for the cleaning of the submarine area in the port Kalimanj. The expansion of public lighting in the municipality will cost 40,000, and the purchase of the conference system for the local parliament 35,000 euros," the municipality said.

Tenders worth 2.3 million euros are being prepared, including 700,000 for local road asphalting and 500,000 for the second phase of Belani promenade, i.e. 550,000 euros for the second phase of the facility for children with disabilities. 120.000 euros are for the repair of sidewalks and walkways, and the construction of supporting walls in Gornja Lastva.

08 February 2019 - The Municipality of Tivat received a donation worth 30.000,00 EUR from the company Qatari Diar Real Estate.

The Qatari Diar Real Estate Company was established in 2005 by the Qatar Investment Authority, the sovereign wealth fund of the State of Qatar. The company is headquartered northeast of capital Doha on the coast of the Arabian Gulf. Qatari Diar has established itself as one of the world’s most trusted and respected real estate companies because of its commitment to quality, local community, partnership and sustainability. As of January 2018, Qatari Diar has a shared capital of US $8 billion, with 60 investment projects under development or held in 24 countries around the world, combining a value of over US$35 billion.

Qatari Diar has also launched a construction project in Montenegro - the company acquired the rights to the Blue Horizon hotel complex for €24 million, and it is in their plan to develop a five-star luxury hotel that will include sports resorts and villas. As stated by the representatives of the company, “the Plavi Horizonti Project, based upon the principles of an exclusive resort atmosphere, with reference to the natural setting of the Montenegrin landscape character, historic heritage and elements of an authentic Montenegrin village, is located ideally on the Luštica Peninsula, facing towards the magnificent Adriatic Sea. The mixed-use resort will include a 200-room world-class luxury resort hotel, a spa, a beach club, more than 140 residential villas, apartments and townhouses, and traditional village-style retail and recreation areas.”

This respected real estate company has decided to donate funds to support the development of Tivat Municipality. The donation will be directed towards the realisation of the second phase of asphalting the local road to Radovići Village on the peninsula Luštica. The segment of the road to Radovići that will be constructed is the road section Rogač-Radovići.

The Municipality of Tivat previously financed the reconstruction and asphalting of the section from the Đuraševići coast to the end of the Radovići Village, worth around 94.000,00 EUR.

On the Luštica peninsula, the construction of the second phase of the MR1 is underway, which will connect the local road to Radovići (from the natural reserve Tivatska solila) and the second phase of MR1. This road represents a direct traffic link to the development of tourism projects which are being built on the Luštica peninsula. The MR1 road will also greatly facilitate traffic in this part of the peninsula, which is of particular importance for the locals of the surrounding local communities.
