The Atlas group said that they have several partners interested in joint investment in this project and that it is necessary for its certification to wait for the court procedures to be completed regarding the land.
"We are awaiting the outcome of the court dispute in the case of only one lawsuit for restitution, all the others have been denied in favor of Rekreatur. We have two disputes at the Primary Court in Kotor with co-owners, who have a total of about two percent ownership on the land. These are Kosovo Privatization Agency and the Serbian Deposit Insurance Agency. When these disputes are over, or when parts of land belonging to co-owners become physically defined, the conditions for project’s verification and the introduction of the co-investors into the project will be met," said the Atlas Group.
The investment project foresees, apart from the construction of a hotel-resident complex, the expansion of the beach and implementing the stone part of the coast, and the construction of temporary facilities for sports recreation and entertainment.
"Rekreaturs at Kamenovo has 33,209 square meters of land. The state study site for this area was adopted in July 2014 and on the basis of that in the same year, the Ministry of Sustainable Development and Tourism issued four urban technical requirements for the development of technical documentation for the construction of a tourist resort," the Atlas Group explained.
On the first 8,572 sqm urban plot, a hotel / condo will be constructed, which will be located on one half of the plot, whose total gross building area will be 14,878 square meters. The hotel will have a spa center and be in the 4-5-star category. Within the second urban plots, another hotel is planned, but with less capacity. On the third urban plot, as the Atlas Group said, on 8,187 square meters, 14 villas are planned, with a total area of about 4,900 square meters. Rekreaturs has obtained the urban-technical conditions for the construction of beach support facilities in the function of a beach resort.
The Kosovo Privatization Agency claims to be the owner of the land
The background area of Kamenovo is claimed by the Privatization Agency of Kosovo, which at the Montenegrin courts tries to prove that they are the real owners of 33,000 square meters at the very edge of the sea, where it used to be a resort for the workers from Kosovo.
This agency claimed they will not give up, and if they cannot seek justice before the Montenegrin courts they will claim it at the international ones. Kamenovo also demanded this from the villagers who are claiming their land was abducted from them. The locals of Kamenovo and St Stefan have been fighting court battles for the return of their inheritance for more than a decade.
